1. ARE THE GARDEN ROOMS INSULATED?
Very! All Urban Spaces’ garden rooms are made from structurally insulated panels (sips) which offer the ultimate performance in insulation on the market
2. IS THE ELECTRICAL CONNECTION INCLUDED?
No, but we are very happy to offer this service. If so, we will need to visit your home for an electrical survey first.
3. WHAT ARE THE FOUNDATIONS?
We use ground screws which are super strong and come with a 50-year guarantee. They require no excavation and can be fitted in hours resulting in a no-mess and very quick installation.
4. CAN I HAVE WI-FI IN THE GARDEN ROOM?
There are two options for Wi-Fi, hard wired or a wire free link. It just depends on how accessible your router is.
5. HOW LONG DOES IT TAKE TO BUILD THE GARDEN ROOM?
Usually around 2 weeks depending on spec.
6. IS THE INSTALLATION A MESSY PROCESS?
Not really! There is very little waste from the materials and none from the foundations so we can generally place all the rubbish neatly in 3 baulk bags ready for collection at the end, rather than using a skip. We keep mess to an absolute minimum.
7. DO I NEED PLANNING PERMISSION?
Most of our garden rooms are allowed under permitted development so require no planning permission. We do offer a bespoke service for anything different and will arrange the planning request on your behalf if necessary.
8. WILL THEY NEED MAINTAINING AFTER INSTALLATION?
Urban Spaces’ garden rooms are built from high quality, long lasting sustainable materials that require very little maintenance
9. DOES THE PRICE INCLUDE VAT?
Yes, all our prices quoted include VAT
10. ARE THE ROOMS PLASTERED AND PAINTED?
All our garden rooms are fully plastered and painted in your choice of colour.
11. CAN I HAVE A ROOF LIGHT?
Yes you can! We will advise the size dependant on the size of the building.
12. WHO ARE THE INSTALLERS? I DON’T WANT RANDOM TRADES TURNING UP!
The Urban Spaces installation team are regular, trusted craftsmen who have worked together many times.
13. CAN I HAVE AUDIO & VISUAL EQUIPMENT INSTALLED?
Yes! We can link your existing Alexa, Nest, or Sonos - or design and install a fully automated TV or gaming room.
14. I HAVE A SLOPED GARDEN; CAN I STILL HAVE A GARDEN ROOM?
Yes you can. Our ground screw foundation system allows for almost any landscape to house a garden room.
15. HOW ENVIRONMENTALLY FRIENDLY ARE THEY?
Extremely! The materials we use are either recycled or recyclable. Our timber is from sustainable sources and because of the amazing insulation properties of the SIPS (Structurally Insulated Panels), they require very little energy to warm up. Also, there is very little landfill waste due to our careful design and material quantity ordering process.
16. IS MY GARDEN ROOM TAX DEDUCTIBLE?
Garden rooms are not 100% tax deductible as they are classed as a structure. However, if you’re a VAT registered business you can claim the VAT cost of the garden room back along with the cost of furniture, fittings, office stationery etc.
17. WILL A GARDEN ROOM INCREASE THE VALUE OF MY PROPERTY?
The short answer is a resounding Yes! Adding a garden room will give you more room to work or play without a costly upgrade or extension to your home.
18. CAN I HAVE AN ART STUDIO?
Absolutely. We have built many Art Studios and can design your studio to have the maximum natural light required to create your masterpieces.
19. WHAT ABOUT A MUSIC ROOM?
Because of the nature of our SIPS construction and ground screw foundation system, our garden rooms offer improved acoustic isolation and low transmission of low frequency isolation.
20. IS THE VAT INCLUDED IN THE PRICE?
All our prices quoted include VAT and installation so there are no hidden costs.
21. ARE THE GARDEN ROOMS HEATED?
We offer options on heating. We recommend air conditioning units for all year-round use because they have a hot air setting and can heat or cool the room very quickly. We also have electric radiator options too and all our systems can be controlled via Wi-Fi.
22. DO YOU DO LANDSCAPING?
We offer decking options on all our garden rooms. Hard landscaping is also available on larger projects.
23. WHAT HEIGHT WILL THE ROOM BE?
2.5m is the maximum required height of a garden room to comply with permitted development, within 2 meters of a boundary - 4m otherwise. You can find more information at www.planningportal.co.uk
24. WHAT GUARENTEES DO I GET?
All our garden rooms come with a 10 year insurance backed structural guarantee from the consumer protection association.
25. WHAT DOORS AND WINDOWS CAN I HAVE?
We use aluminium slide and stack, sliding doors, or UPVC sliding doors for our garden rooms. Our windows are UPVC or aluminium.
26. HOW QUICK CAN I HAVE MY GARDEN ROOM?
We aim to have your garden room fully manufactured and installed within 7 weeks of your order.
27. WHAT ARE THE PAYMENT TERMS?
50% Deposit
20%. Stage payment due 2 days before ground screw installation
15% Stage payment due once SIPs roof is on building
15% Stage payment due on full and final completion
