For a larger living area (over 30m²). Similar to an Urban Space but gives you the extra space for additional uses - such as a bathroom, kitchen, sauna or store room. This space could also be designed as a private self-contained living space or annexe for a loved one. Prices start from £37,500, including planning and building regulations application fees and services.

A garden room is a self-contained, insulated building installed in your garden, separate from your main home. Designed for year-round use, garden rooms provide a flexible and comfortable space that can serve a variety of purposes — from a home office or studio to a gym, guest room, or hobby space. Unlike sheds or summerhouses, garden rooms are built to a high standard and can include full decoration, electrics, plumbing, heating and ventilation.
A garden room is a fully insulated, professionally built structure designed for year-round use. Think of it as a proper extension of your home — with solid walls, heating and electrics, double glazing, and a high-quality finish inside and out. You can use it as a home office, gym, studio, or just a relaxing retreat — and it’ll be warm, dry, and comfortable whatever the weather.
A summer house is more like a fair-weather space. It may look pretty with big windows and doors, but it’s usually not insulated or built to the same standard. That means it’s ideal for occasional use in spring and summer, but not great in the colder months.
A shed is typically a storage space — built for keeping tools, bikes, or garden equipment safe and dry. It’s not made for living or working in, and usually lacks insulation, proper flooring, or windows. We are often asked by our clients to include a storage room in the design of our garden rooms.
If you can dream it, we can build it! We will work with you to help bring your ideas to life. Typical uses for a garden room include office, gym or kids/teens hang-out and play area. Garden rooms (or annexes) can also be designed as a private self-contained living space for a loved one, including a kitchen, bedroom and bathroom. Additional uses for a garden room could include a bar, sauna, art/hobby studio or music studio (with specialist soundproofing).
As a general rule garden rooms do not require planning permission. Certain factors may impact this, such as the size (both the footprint square footage and height), intended use of the building, proximity to boundaries, whether you live in a conservation area and if your house is a listed building. We will advise on the planning requirement for your garden room project and will manage the full end to end process on your behalf – including all the architectural drawings, planning submission and liaising with local authorities. We can complete a small garden room, with no bathroom, in as little as 2 to 3 weeks. This includes building the foundations (we use ground screws, not concrete), walls and roof, installing the cladding and fully decorating internally, making the space completely ready for use. More complex, larger builds with bathrooms will take a little longer. This time also excludes any planning permission requirements (see above).
We will keep any disruption to you and your household to an absolute minimum. Firstly, we complete our builds in a very quick timescale – in as little as two weeks. Also, since we use large steel ground screws for the foundations, as opposed to cement, we do not need to get a mechanical excavator in to dig up your garden. This has the added benefit to those who live in houses with minimal or no side access to the rear garden – such as town houses.
All the garden rooms we build are completely bespoke – designed exclusively around your requirements. The size and complexity of the design will affect the overall cost, but our garden rooms start at £23,000 (incl. VAT). With people looking to maximise the available space in a home, the extended living area that a high-quality garden room brings can add between 15 and 20% to the value of a property in the UK. It also attracts more buyers when on the market. As such, a garden room offers a very good return on the investment.

Urban Spaces are proud to offer an unparalleled 30-year warranty on the structural framework, synthetic rubber roof and the ground screws used for the foundations. We also offer a 12-month warranty on any electrics and plumbing installed. This excludes any fixtures and fittings which are covered by the relevant manufacturer’s warranties.
